Services: Preventive Maintenance
Cold Temp Solutions designs and executes custom preventive maintenance (PM) programs for industrial and commercial refrigeration systems serving food storage, pharmaceutical, post-harvest, winery, and commercial HVAC facilities throughout the San Francisco Bay Area and Northern California. Each PM program is structured around the specific refrigerant type — ammonia (NH₃), CO₂ transcritical, HFC, or halocarbon — and the operational demands of the facility. A standard scheduled service visit includes compressor oil analysis, refrigerant leak detection and charge verification, condenser and evaporator coil cleaning, belt and bearing inspection, safety device testing, electrical connection checks, controls calibration, and a written service report documenting all findings and corrective actions. Programs are designed to maintain compliance with IIAR 6 (Inspection, Testing, and Maintenance of Closed-Circuit Ammonia Refrigeration Systems) and OSHA Process Safety Management (PSM) standards, where applicable.
Unplanned refrigeration system failures in food storage and industrial processing facilities can result in significant product loss, regulatory non-compliance, and emergency repair costs that far exceed the annual cost of a structured maintenance contract. Cold Temp Solutions PM programs are built to reduce the frequency and severity of unplanned outages by identifying developing mechanical faults — compressor wear, refrigerant contamination, condenser fouling, and controls drift — before they cause system failure. Regular oil sampling and analysis can detect early-stage compressor bearing wear and acid contamination in HFC systems months before a failure occurs. For ammonia systems, scheduled pressure vessel inspections, relief valve testing, and purger performance reviews are included to satisfy IIAR 6 inspection intervals and OSHA PSM mechanical integrity requirements. Facilities enrolled in a Cold Temp Solutions PM program receive priority dispatch for emergency service calls, with 24/7/365 technician availability at (925) 374-4014.
Cold Temp Solutions performs preventive maintenance on refrigeration systems installed by any contractor, not only systems the company originally designed or built. Service technicians are trained and experienced on major control platforms including Danfoss AK-SM, Emerson E2 and Einstein, MicroThermal, Allen-Bradley PLCs, and Tridium Niagara, enabling comprehensive controls verification and setpoint review as part of every scheduled visit. PM visits also include a basic energy performance review — identifying opportunities to reduce compressor runtime, adjust head pressure controls, and optimize defrost cycles — which can yield measurable reductions in facility energy costs. Cold Temp Solutions serves refrigeration operators in Contra Costa, Alameda, Solano, Napa, Sonoma, Sacramento, and San Joaquin counties. What a Cold Temp Solutions PM visit covers:
✔ Compressor oil level, pressure, temperature, and oil sample collection
✔ Refrigerant leak detection and system charge verification
✔ Condenser and evaporator coil cleaning and airflow check
✔ Belt tension, motor amp draw, and bearing condition inspection
✔ Safety device testing — high pressure, low pressure, and oil failure cutouts
✔ Controls calibration and setpoint review (Danfoss, Emerson, Microthermal)
✔ Relief valve inspection and pressure vessel visual review (ammonia systems)
✔ Filter, strainer, and drier service
✔ Written service report with findings, corrective actions, and next-visit schedule
